Western drywood termites (Incisitermes minor) are the species we deal with most in Southern California. Alates — the winged reproductives people call flying termites — typically emerge in late summer through fall. In the South Bay and coastal Orange County that often lands in September and October. That is a typical pattern, not a calendar guarantee. Warm spells, indoor lighting, and a colony that is ready can push a swarm earlier or later.
A swarm is not “just flying ants.” If you have wings on a windowsill, discarded wings in a spider web, or insects coming out of a light fixture after dusk, get a licensed look at the structure. The swarmers you see are the ones that left the wood. The colony is still in the timber.

Drywood termite inspection (what we actually look at)
A termite inspection for drywood is a walk of accessible wood, not a glance from the driveway. We check attics, eaves, fascia, window and door frames, garage framing, interior trim, decks, and furniture or built-ins when they are part of the complaint. We look for:
- Live insects or wings (alates / swarmers)
- Frass — the hard, six-sided pellets that look like sawdust or coffee grounds in a pile
- Kick-out holes in painted or stained wood
- Blistered paint, hollow-sounding trim, or galleries in exposed lumber

Drywood termite treatment (typically no tent)
Localized treatment is the usual path when the inspection supports it. We treat infested members instead of wrapping the whole house. You typically stay home. That is the honest version of “no-tent drywood.”
Read the method on termite treatment without tenting. Short version: chlorantraniliprole on termite work, used as directed; Nature-Cide used as directed on the pest side of a visit. Low-toxicity for kids and pets when used as directed — not organic, not pesticide-free, and we do not claim any product “kills 100%.” Results depend on access, species, and how far galleries run.
We will not say we never tent. Some drywood jobs are too scattered, too hidden, or too large for a localized application to be the right tool. If fumigation is the honest recommendation, it is on the written estimate. Typically no tenting is the plan. Never tent is a slogan we will not print.
Drywood vs subterranean (so you do not treat the wrong insect)
Drywood colonies live in the wood they eat — attic beams, fascia, furniture. They do not need soil contact. Subterranean termites work from the ground, leave mud tubes, and need a different conversation. Both show up in LA and Orange County. Formosan subterranean termites exist in limited Southern California sites; they are not the default diagnosis for a South Bay swarm.
Species ID happens on the inspection, not from a photo of one wing. That is why the CTA is a call, not a DIY spray.
